A 234-metre tower opposite the World Trade Centre

Park Place Tower stands in the Trade Centre District on Sheikh Zayed Road and was completed in 2007. It is 234 metres tall. Humaid Bin Drai developed it. His family company, Bin Drai Enterprises, dates from the late 1970s.

Cox Architecture designed the tower after an international competition between six architecture firms. The building sits next to Hall No. 7 of the Dubai International Convention and Exhibition Centre.

The facade: three sections and 2,300 unique glass panels

The facade is split into three sections called Alpha, Beta and Gamma. Each has different dimensions and angles, so the tower changes shape as it rises. In the Alpha section the building leans outward and bulges by 5.6 metres at the 28th floor before returning.

Because of that shape, over 2,300 glass panels in the Alpha section are each cut to a slightly different size. The curtain wall is a Schuco system of aluminium-framed, double-glazed panels. A separate 9-storey car park tower is joined to the main building by a pedestrian bridge, which keeps parking out of the main tower's floors.

Humaid Bin Drai has said the shape was inspired by a perfume bottle he saw about a decade before construction began. Steve Woodland led the design at Cox Architecture, and a Drake and Scull joint venture with Higgs and Hill / ACC built the tower.

Apartments in Park Place Tower

The residential apartments include one-bedroom units from 710 sqft and two-bedroom units from 969 sqft.

Some apartments have louvered terraces. These work as open outdoor space in winter and can be enclosed in summer.

Ascott Park Place Dubai: 133 serviced apartments

A 4-star serviced residence runs on 15 floors of the tower. It is operated by The Ascott Limited, part of CapitaLand, and has 133 apartments:

  • 15 studios
  • 36 one-bedroom apartments
  • 67 two-bedroom apartments
  • 15 duplex apartments

Sizes run from 82 to 221 sq m, which is about 883 to 2,379 sqft. The reception works 24 hours.

Offices in the tower

The offices have 532,301 sqft of space in total. Individual offices range from 1,108 sqft to 10,850 sqft. On the ground floor there are restaurants and other food and retail outlets, including Piccolo Mondo Cafe and a MedX Pharmacy.

Pool, gym and other facilities

The outdoor pool is 40 metres long and temperature-controlled. The gym has Precor equipment, plus a sauna, a jacuzzi and steam rooms. There is also a kids play area, BBQ facilities, co-working spaces and meeting rooms.

Ten KONE high-speed elevators, running at up to 7 metres per second, are split between the commercial and residential lobbies. Security runs 24 hours, and there is a concierge service.

Park Place Tower, Sheikh Zayed Road, Dubai

The area market, in land registry figures for Sheikh Zayed Road

The figures in this section are for the whole of the Sheikh Zayed Road area, not for Park Place Tower. Across the area, Dubai Land Department recorded 477 sales over the latest 12 months, 441 of them off-plan and 36 of them ready, at a median of AED 3,686.39 per sq ft. The most recent was on 2026-07-06. You can also see recent registered transactions, and our methodology page explains how the area figures are counted.

It also registered 106 rental contracts in the area, at a median annual rent of AED 93,325.

Most of those sales were off-plan, so they say more about new launches along the corridor than about completed towers like this one. An area median also mixes buildings of different ages, uses and sizes, and with only 106 rental contracts the rent median can move noticeably when a few leases are registered. Neither figure is a price or a rent for an apartment or office in Park Place Tower, so ask for recent figures for this building itself.

Ten checks before you rent, buy or lease here

Park Place Tower has private apartments, offices and a serviced residence under one roof, so the first job is to be clear about which part you are dealing with. A careful person would work through this list.

  1. Confirm whether the unit is a private apartment, an office or one of the Ascott serviced apartments. Each has its own terms, management and lobby.
  2. Ask for the exact size and floor plan. Apartments include one-bedrooms from 710 sqft and two-bedrooms from 969 sqft, offices run from 1,108 sqft to 10,850 sqft, and the Ascott apartments from 82 to 221 sq m.
  3. If you are buying, ask to see the title deed and check that the seller's name matches it.
  4. Ask for the owners' association service charge budget, and which share applies to residential units and which to offices, since the tower has several kinds of user.
  5. Ask how many parking spaces come with the unit. Parking is in the separate 9-storey car park tower, so ask where your bays are and how you reach the main tower.
  6. Ask which lift lobby serves the unit. The ten KONE elevators are split between the commercial and residential lobbies.
  7. If the apartment has a louvered terrace, ask how it is enclosed in summer and who looks after it.
  8. Ask whether office tenants can use the pool, gym and meeting rooms, or whether they are for residents only, and what the opening hours are.
  9. For a stay in the Ascott apartments, ask The Ascott directly about the terms of the stay.
  10. If you rent or lease, get in writing what the rent includes, and register the tenancy contract in Ejari.

Lifts, lobbies and the car park: how the tower works day to day

Park Place Tower serves three kinds of user, and each moves through it differently. Ten KONE high-speed elevators are split between the commercial and residential lobbies, so a resident, an office visitor and a short-stay guest do not all queue at the same place. If you are viewing a unit, ask which lobby it uses and where visitors are asked to check in.

Parking is in the 9-storey car park tower that is joined to the main building by a pedestrian bridge. Ask where your allocated bays are, how you reach the bridge, and how guests and delivery drivers are handled. Office tenants with many visitors should ask how visitor parking is arranged for meetings.

The tower also has a concierge service and 24-hour security. Ask what each service covers, whether it applies to all users or only to residents, and whether the pool, gym, co-working spaces and meeting rooms can be booked in advance.

Decide which part of the tower you are dealing with before you view anything. A buyer of a private apartment cares about the residential lobby, the terrace and the owners' association charges. An office tenant cares about floor size, the commercial lobby and visitor access. Someone planning a short stay should deal with The Ascott directly. Each part has its own terms and its own contact, so settling this first saves time.

A tower that mixes apartments, offices and a serviced residence is unusual, so it helps to compare it with other buildings on the same road, where layouts, age, facilities and service charges differ. Other buildings in the Sheikh Zayed Road area on our site include:
