One developer, twenty-two projects

All 22 buildings and communities with pages on our site in DAMAC Lagoons are by Damac Properties. 13 are completed and 9 are off-plan or under construction. Several come in numbered phases, such as Malta and Malta Phase 2, Nice and Nice Phase 2, or Costa Brava and Costa Brava Phase 2, so check which phase a listing refers to before you compare prices.

The sales figures need careful reading. In the latest 12 months, Dubai Land Department recorded 1,332 apartment sales, 747 land sales and no villa or townhouse sales. The bedroom breakdown covers the apartments only: 516 studios, 638 one-bedroom units and 178 two-bedroom units. Asking prices, though, include many three- and four-bedroom homes, so the sales classification and the listings do not line up neatly. Ask the seller exactly what is being sold, what the title covers and how the sale will be registered.

What Dubai Land Department recorded in 12 months

Over the latest 12 months, Dubai Land Department recorded 2,093 sales in DAMAC Lagoons. Of those, 1,346 were off-plan and 747 were ready. The median sale price was AED 1,407,000 and the median price was AED 1,745.73 per sq ft. The most recent sale in the figures was on 12 May 2026. You can browse the registered transactions and read how these figures are counted.

An area median is the middle value: half of the sales were priced below it and half above. Here it blends apartments with land plots and off-plan with ready homes, so it will not match the price of one particular unit. It is a reference point for judging an asking price, and the real comparison is with other units of the same type and size in the same phase.

Asking prices by bedroom count

The figures below are asking prices from sale listings, not sale prices. The final price depends on negotiation, the phase and the payment terms. In October 2026:

  • Studios were listed at typical asking prices of AED 670,000 to AED 745,000, with a median of AED 675,000 across 37 listings.
  • One-bedroom apartments were listed at AED 1,260,000 to AED 1,364,000, with a median of AED 1,304,000 across 143 listings.
  • Two-bedroom homes were listed at AED 1,742,000 to AED 1,842,000, with a median of AED 1,805,000 across 39 listings.
  • Three-bedroom homes were listed at AED 2,500,000 to AED 2,685,000, with a median of AED 2,600,000 across 135 listings.
  • Four-bedroom homes were listed at AED 2,625,000 to AED 3,000,000, with a median of AED 2,800,000 across 1,128 listings.

Four-bedroom homes have by far the most listings, so a buyer of that size has the widest choice to compare. Studios and two-bedroom homes have far fewer listings, which means a single unusual listing can move the typical range more.

Buildings worth comparing in DAMAC Lagoons

Completed buildings

Off-plan and under construction

Where a building has a Phase 2 page, such as Costa Brava and Costa Brava Phase 2, read both. Ask whether the two phases have the same unit sizes, the same finishing and the same service charge basis, and whether the unit you are shown sits in the first or the second phase.

The developer behind every project

Damac Properties has all 22 projects here on our site. With one developer across the whole community, the useful comparison is between phases. Ask how long each phase took to hand over compared with the date first promised, who manages the community now, and how the service charge is set for each cluster.

How to choose between buildings here

Begin with ready or off-plan. The 12-month sales are mostly off-plan, but 747 ready sales show that completed homes change hands too. A completed phase lets you see the finished street, the finishing inside the unit and the service charge bill. An off-plan phase gives you a payment schedule and a handover date, but until the handover that date is the developer's target and not a promise.

Then pin down the unit type. Because the figures mix apartments and land and the listings include many three- and four-bedroom homes, ask for the plot size, the built-up area in sq ft, the number of floors and the parking in writing. Divide the asking price by the built-up area to compare phases fairly. Ask for the annual service charge, and what it covers. Visit at different times, once on a weekday morning and once on a weekend afternoon, to see the traffic, the noise and the light, and walk the street to see what is next to the home. Ask what has been built around the home you are viewing and what is still under construction in other phases, because building work on the same street affects daily life for as long as it continues.

A checklist for buying in DAMAC Lagoons

Off-plan sales lead here, but completed homes are also traded, so the steps cover both.

  1. Decide between a completed home and an off-plan one, and fix a maximum price for the size you want.
  2. For off-plan, check that the developer and the project are registered with Dubai Land Department and ask for the escrow account details.
  3. Get the dated payment schedule in writing and match each instalment to a construction milestone.
  4. Read the sale and purchase agreement in full, including the handover date and the terms if it is delayed.
  5. Confirm the unit or plot number, built-up area, number of bedrooms and parking in the agreement.
  6. Check that an off-plan purchase is registered on Oqood in your name, and pay only into the escrow account named in the contract.
  7. For a completed home, ask to see the title deed and the seller's latest service charge statement, and make sure no balance is outstanding.
  8. Complete the transfer through Dubai Land Department and keep copies of every document.
  9. Do a snagging inspection before accepting a new home and list every defect in writing.
  10. If you will let the home, register the tenancy contract on Ejari.
