Gross yield comes from area-level DLD rental contracts over 12 months set against the area's DLD sale prices, and is shown only where both samples are large enough. Off-plan units count homes in projects not yet completed; 'off-plan vs built' divides them by the area's completed units. We do not forecast yields. The official DLD sales feed has been paused since July 2026; later sales are bridged from Property Finder and labelled.
