104 buildings, and most of them are finished

Of the 104 buildings and communities on our site in JLT (Jumeirah Lake Towers), 79 are completed and 25 are off-plan or under construction. That mix matters. You can view a finished unit in most of the buildings here, check how the building has been looked after and talk to the people who live in it. The newer launches are a different kind of purchase, bought from plans and a handover date.

Many developers are represented, so no single name sets the tone. The next sections give you the sales figures, the asking prices and a short list of buildings to compare.

Apartments, no villas: what the sales say about unit sizes

Of the 3,583 sales, 2,467 were apartments, 0 were villas or townhouses and 4 were land. By bedrooms, one-bedroom homes were the largest group at 1,047 sales, followed by two-bedroom homes at 696 and studios at 542. Three-bedroom sales numbered 163, four-bedroom 13 and five-bedroom 4.

So the choice here is mainly between a studio, a one-bedroom and a two-bedroom. If you need three bedrooms or more, expect a short list, and ask each building how many such units exist.

3,583 sales in 12 months, most of them in completed buildings

Dubai Land Department recorded 3,583 sales in JLT over the latest 12 months: 2,244 in ready buildings and 1,339 off-plan. The median sale price was AED 1,729,000 and the median was AED 1,754.7 per sq ft. The most recent sale was on 2026-05-12. You can browse registered transactions on our site, and our methodology page explains how these figures are counted.

An area median mixes studios with three-bedroom homes, old buildings with new launches and ready units with off-plan ones. It shows the middle of what was registered across JLT, not the value of one apartment. Use it as background, then ask the seller for registered sales of the same building and the same unit type, with dates.

What apartments were listed for in October 2026, from studios to four bedrooms

In October 2026, studios were listed at typical asking prices of AED 710,000 to AED 1,150,000, with a median of AED 935,000 across 488 listings. One-bedroom apartments were listed at typical asking prices of AED 1,200,000 to AED 1,900,000, with a median of AED 1,570,000 across 1,261 listings. Two-bedroom apartments were listed at typical asking prices of AED 1,900,000 to AED 3,009,000, with a median of AED 2,573,000 across 729 listings. Three-bedroom apartments were listed at typical asking prices of AED 2,483,000 to AED 4,384,000, with a median of AED 3,000,000 across 234 listings. Four-bedroom apartments were listed at typical asking prices of AED 4,991,000 to AED 9,106,000, with a median of AED 5,900,000 across 44 listings.

These are asking prices, not sale prices. They show what sellers asked in the latest 90 days, and the final price can differ. Four-bedroom listings are far fewer than the others (44 against 1,261 for one-bedroom homes), so one unit can move that range a long way. When you compare two listings, ask for the floor, the internal size, the condition and whether the unit is sold furnished.

Twelve JLT buildings to compare

Grouping by stage keeps the comparison honest. The completed buildings can be viewed as they are. The off-plan ones come with a plan, a payment schedule and a handover date.

The developers with the most JLT projects on our site

The number in brackets is how many of that developer's projects in JLT have pages on our site: DMCC (7), MAG (5), Nakheel (5), Ellington Properties (4), Al Fajer Properties (3), Eta Star (3), Mazaya (3), Mismak Properties (3).

DMCC leads with 7, and MAG and Nakheel follow with 5 each. Several of the buildings above are by developers outside this top group, for example Seven Tides, Danube Properties and Sobha Realty, so look at a developer's other buildings in JLT before you decide.

How to choose between JLT buildings

Begin with the stage. In a completed building, the lifts, corridors, parking and common areas are there to inspect today. In an off-plan building you rely on a floor plan and the developer's dated payment schedule.

Next, ask about age. For an older building, ask what work has been done on the lifts, air conditioning and plumbing, what is planned and whether the owners' association keeps a reserve fund. For a newer one, ask when the first service charge budget was set.

Compare service charges on the same terms: what is included, what is billed separately and how cooling is charged. Ask how many parking spaces come with the unit and where visitors leave a car.

Finally, check the view from the actual unit, not from the lobby or a listing photo, and visit at different times. A weekday morning, an evening and a weekend show you how busy the entrance, lifts and corridors are.

A checklist for buying an apartment in JLT

Most buildings here are completed, so this list starts with a ready unit. If you buy off-plan, use steps 9 and 10 too.

  1. Ask for the exact unit: number, floor, internal size and floor plan, and compare them with the listing.
  2. Ask to see the title deed and confirm that the seller's name matches the owner on it.
  3. Ask for the owners' association service charge budget and what it covers, and whether cooling is billed separately.
  4. Ask about the building's age: recent and planned works, and whether a reserve fund exists.
  5. Ask how parking is allocated and where visitors park.
  6. Visit at different times of day and at the weekend.
  7. Inspect the unit: air conditioning, windows, water pressure, kitchen and any signs of damp.
  8. If you are renting, ask in writing what the rent includes, register the lease in Ejari and keep the certificate and every receipt.
  9. If you are buying off-plan, read the payment schedule line by line, confirm that payments go into the project's escrow account and that the sale is registered in Oqood.
  10. Complete the transfer through Dubai Land Department, check that the new title deed carries your name and, for a new handover, list every defect (snagging) in writing before you accept the keys.
