The Farm Gardens, The Valley, Dubai

A houses-only area built by one developer

Of the 40 buildings and communities with pages on our site, 7 are completed and 33 are off-plan or under construction. Every one of them is by Emaar Properties, so the choices here are between phases and sub-communities rather than between developers.

The sales figures say the same thing about the type of home. In the latest 12 months, Dubai Land Department recorded 1,229 villa and townhouse sales, 155 land sales and no apartment sales. The bedroom breakdown has no small units at all: 429 three-bedroom homes, 780 four-bedroom homes and 20 five-bedroom homes. If you are looking for a studio or a one-bedroom unit, this is not the area for it, and the figures show very few five-bedroom sales to compare against.

The 155 land sales deserve a note. A plot sale is not a house sale, so ask any seller whether the price you are shown includes a built house, and how far construction has progressed.

What Dubai Land Department recorded in 12 months

Over the latest 12 months, Dubai Land Department recorded 1,384 sales in The Valley. Of those, 963 were off-plan and 421 were ready. The median sale price was AED 4,245,000 and the median price was AED 1,381.31 per sq ft. The most recent sale in the figures was on 12 May 2026. You can browse the registered transactions and read how these figures are counted.

An area median is the middle value: half of the sales were priced below it and half above. It mixes three-, four- and five-bedroom houses, plots of different sizes and off-plan with ready homes, so it will not match the price of one particular house. Use it as a reference point, then compare the house you like with houses of the same bedroom count and the same phase.

Asking prices by bedroom count

These are asking prices from sale listings, not sale prices. The final figure depends on negotiation, the phase and the payment terms. In October 2026:

  • Three-bedroom homes were listed at typical asking prices of AED 2,658,000 to AED 3,150,000, with a median of AED 2,842,000 across 635 listings.
  • Four-bedroom homes were listed at AED 3,700,000 to AED 7,105,000, with a median of AED 4,700,000 across 1,225 listings.

The four-bedroom range is wide, from AED 3,700,000 to AED 7,105,000. A range this wide can come from different phases, plot sizes and finishing levels, so never compare two four-bedroom asking prices without checking the built-up area and the plot size of each.

Buildings worth comparing in The Valley

All of the buildings below are by Emaar Properties. The completion quarter is shown where our site lists one.

Off-plan

Under construction

Some names are similar, for example Velora at The Valley and Velora By Emaar, or Farm Gardens 2 at The Valley and Farm Gardens phase 2 By Emaar. Ask the seller to confirm in writing which launch a house belongs to before you compare prices.

The 7 completed buildings and communities also have pages on our site, and you can find them on the area page.

The developer behind every project

Emaar Properties has all 40 projects here on our site. With a single developer across the area, the useful comparison is between launches. Ask for the handover date promised at launch and the date now listed, because some of the completion quarters above are several years away. Ask who will manage the community after handover and how the service charge will be set.

How to choose between buildings here

Start with ready or off-plan. The 12-month sales are mostly off-plan, but 421 ready sales show that completed houses do change hands. A ready house lets you inspect the actual build, the garden or terrace, the finishing and the service charge bill. An off-plan house gives you a payment schedule and a handover date, but until handover that date is the developer's target.

Then compare houses by built-up area and plot size in sq ft, not only by bedroom count, and divide the asking price by the built-up area. With 635 three-bedroom and 1,225 four-bedroom listings in October 2026, you can line up several houses of the same size and see how far their asking prices differ before you visit any of them. Ask which plot you would get, which way it faces, what is next to it and whether the unit is a corner or a middle one, because a floor plan cannot show these. Ask for the annual service charge and what it covers. For a ready house, view it at different times, once on a weekday morning and once on a weekend afternoon. For a phase still under construction, ask what else is being built on the same street.

A checklist for buying in The Valley

Most sales here are off-plan, so the steps start with the developer's side and then cover ready houses.

  1. Decide between a ready house and an off-plan one, and fix a maximum price for the bedroom count you want.
  2. For off-plan, check that the developer and the project are registered with Dubai Land Department and ask for the escrow account details.
  3. Get the dated payment schedule in writing and match each instalment to a construction milestone.
  4. Read the sale and purchase agreement in full, including the handover date and the terms if it is delayed.
  5. Confirm the plot number, built-up area, number of bedrooms and parking in the agreement.
  6. Check that an off-plan purchase is registered on Oqood in your name, and pay only into the escrow account named in the contract.
  7. For a ready house, ask to see the title deed and the seller's latest service charge statement, and make sure no balance is outstanding.
  8. Complete the transfer through Dubai Land Department and keep copies of every document.
  9. Do a snagging inspection before accepting a new house and list every defect in writing.
  10. If you will let the house, register the tenancy contract on Ejari.
